JOB DESCRIPTION SUMMARY
The Community Manager serves as liaison between Greystar, Merrimack College and our third-party client and is responsible for positively contributing to a high quality, living-learning residential experience for students.
This role is ultimately responsible for the day-to-day operations of an assigned property, including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals.
JOB DESCRIPTION
This is an onsite position based in North Andover, Massachusetts.
- Directs, supervises, trains, and evaluates all staff managing facilities and maintenance, assignments, operations and customer service
- Works in partnership with Merrimack College, Greystar, and other stakeholders to ensure successful facility management, operations, and occupancy
- Works with the Greystar Director or Merrimack College Construction to successfully manage new construction issues
- Attends weekly Merrimack College and Greystar meetings
- Supports the development of FF&E Inventories, Capital Improvement and Preventive Maintenance Plans
- Actively leads the preparation of the yearly budgets and financial plan, and the maintenance and facilities monthly forecasting
- Manages expenses and acts in a fiscally responsible manner
- Ensures the units and public spaces in the residence halls and apartments are clean, well maintained, and move in ready for students and conference groups
- Establishes long range planning mechanism;
- Represents Greystar positively and appropriately, and establishes a collaborative relationship with the University departments and partners
- Serves as Greystar's day-to-day communication point of contact with Merrimack College’s Office of Residential Life
- Participation in various committees assigned by Greystar or Merrimack College administration such as Housing Appeals Committee, Damage Appeals, Housing Assignments, and others
- Works in collaboration with Residential Education to ensure excellent experience for move-in and move-out of all on-campus housing facilities
- Assists with developing policies and processes to maintain maximum occupancy in all residence halls and apartments
- Follows the direction of Merrimack College Police and the local fire department as policies pertain to life safety
- Leads and/or organizes tours of residential facilities to ensure positive public relations for Greystar and Merrimack College
- Works directly with Merrimack College to receive and review reports to ensure work orders are being monitored and closed properly; and communicates with Greystar and Merrimack College administration in a timely manner on maintenance issues or other areas of concern
- Assists with coordination and support of maintaining departmental operations during emergency and response
- Other duties as identified by Greystar or Merrimack College
BASIC KNOWLEDGE & QUALIFICATIONS:
- M.Ed or Bachelor’s/Master’s degree in Business Management, Communications, or related field from an accredited college or university.
- 4-6 years minimum of relevant experience in residence life and/or property management.
- Knowledge of equity and inclusion issues and laws that impact higher education and particularly community living (FERPA, all gender spaces, Title IX, affinity-based living learning communities, ADA compliance).
- Ability to implement problem solving strategies to manage everyday residential challenges such as crisis response, conflict management, community development, and student/family concerns.
- Compassionate and diplomatic with excellent written and verbal communication skills.
- Detail-oriented and self-motivated with the ability to work independently, as a leader, and a collaborative member of a team.
SPECIALIZED SKILLS:
- Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs in order to complete required reports and documents.
- Strong proficiency in using property management software (Yardi, OneSite, Entrata, etc.).
- Ability to navigate THD (The Housing Director), PeopleSoft, MaxPanda or their equivalents.
- Demonstrated management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists.
- Demonstrated experience building collaborative partnerships with faculty, administrators, students, parents/families, and campus and/or business partners.
Travel / Physical Demands:
- Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
- Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
- Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
- Incumbents must be able to work a flexible work schedule, which includes taking “call” during evenings, weekends and holidays.
- Team members work in an office environment but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous. Incumbents must be able to physically access all exterior and interior parts of the property and amenities.
- Routine, local travel may be required between assigned areas and other facilities.
- Rare or occasional travel (up to 50%) may be required to attend business meetings, training programs, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
The hourly range for this position is $72,000 - $77,000
Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.
Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.
Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
