Key Role Responsibilities
- Lead and motivate the leasing team to achieve occupancy and leasing targets.
- Act as a brand ambassador, ensuring all team members represent company values.
- Partner with marketing to shape and implement local leasing strategies based on market data and future occupancy levels.
- Propose and drive leasing initiatives and regularly review competitors to stay ahead of the curve.
- Compiling and verifying for accuracy any weekly reporting that is submitted from site.
- Monitor and flag occupancy levels and future (3-6 month) occupancy gaps with proposed initiatives that require addressing by the leadership team.
- Ensure all outstanding tasks in PMS are updated daily and nothing remains outstanding under lead and leasing sections as well as renewal and approval sections.
- Liaise with support teams (like CTS) to coordinate and ensure greatest applicant satisfaction.
- Oversee on-site enquiries, maintain inventory of ready apartments, recommend rent pricing, and monitor daily leasing activities.
- Participate in the leasing process: generate and monitor traffic, qualify prospects, prepare tenancy documentation, and manage move-in/move-out procedures.
- Promote resident satisfaction and retention by responding promptly to queries and resolving service issues.
- Coordinate tenancy management, including pre move in inspections, initial moneys received and accuracy of the resident ledger.
- Monitor expiration's and ensure renewals are approved and sent in line with the company policy and anyone who shouldn’t be renewed, raised to the GM attention.
- Develop team capability, coordinate training, and address performance as needed.
- Complete team performance reviews and 1-2-1 conversations to drive engaged team . Conduct performance review for Leasing team in line with GS policies.
- Ensure compliance with company policies, procedures, and relevant legislation as well as mandatory training records.
- Act up for the Community/General Manager in their absence.
- Ensure data accuracy in the PMS system and hold team members accountable for ensuring one source of truth is maintained.
- Coordinate with external agents if needed to liaise on availability, training, standards and overall performance.
- Carry out Mystery Shops with the Leasing Team to check on quality delivery and performance
- Hold and conduct Yield meetings with the Facilities Manager on Stock Levels and Presentation of available stock
About You
- Good level of general education.
- Proficient in the use of Microsoft Office packages including Word, Excel and Outlook.
- Proficiency in using property operations software. Training will however, be provided.
- Financial understanding of accounts and Budgeting , further development will be provided
Experience & Skills
Essential:
- Proven experience in leasing/sales performance and property operations, including P&L and budget monitoring.
- Strong leadership and team motivation skills.
- Excellent communication, organisation, and numerical skills.
- Knowledge of UK Health and Safety and Landlord/Tenant legislation.
- Proficiency in property operations software (training provided).
- Ability to work autonomously and adapt to a fast-paced environment.
- Commitment to delivering exceptional customer experiences.
- Flexible approach to working in a fast-paced environment and adaptable to thriving in a changing environment.
- Self and culturally aware and able to adapt relationship building, communications and negotiation skills to suit audience.
Desirable

- Experience of motivating a team and a proven track record in delivering service excellence in a similar management role/ environment.
- A knowledge and understanding of Fire legislation
- Understand of the Debt collection process
