JOB DESCRIPTION SUMMARY

The Leasing Manager is responsible for coordinating and delivering leasing and reservations activities to achieve budgeted revenue, occupancy targets, resident retention, and leasing goals. The role also ensures a continuous focus on the B2B market. As a team leader, you will help build a vibrant, safe, and welcoming community for our residents.

JOB DESCRIPTION

Key Responsibilities:

Leadership & Team Development

  • Act as a role model by demonstrating Greystar’s core values.
  • Lead the team to achieve leasing and occupancy goals.
  • Cover Property Operations Manager responsibilities in their absence, ensuring work is organized and executed according to Greystar standards.
  • Coach and mentor team members, supporting their development and succession planning.
  • Coordinate with Learning & Development to ensure training is provided and implemented, addressing performance issues as needed.

Leasing & Marketing

  • Possess strong brand knowledge and ensure the team acts as brand ambassadors.
  • Collaborate with marketing to shape local strategies based on market data and knowledge.
  • Ensure marketing campaigns, advertising, and promotional activities are effectively implemented.
  • Oversee on-site enquiries, maintain an appropriate inventory of “ready” apartments, recommend rent pricing and concessions, and monitor daily sales and leasing activities.
  • Manage leasing activities for all current Danish assets in accordance with Greystar standards.
  • Participate actively in the leasing process: generate and monitor traffic, qualify prospects, prepare tenancy documentation, and complete move-in/move-out and notice to vacate procedures.

Resident & Investor Relations

  • Promote resident satisfaction and retention by responding promptly to questions, requests, and complaints.
  • Coordinate tenancy management processes, including apartment inspections, eviction procedures, and collection of late fees and other charges.
  • Monitor payments and address outstanding rent arrears, following rent collection processes to meet business goals and promote tenancy extensions and other revenue streams.
  • Promote investor satisfaction and retention through timely reporting on property performance and responding quickly to client/owner concerns.

Operations & Compliance

  • Use property systems to generate sales and leasing reports, monitor unit availability, and ensure data accuracy.
  • Stay informed about current market and competitor conditions that may impact occupancy and results.
  • Support asset onboarding and critical path execution, both technically and operationally.
  • Support the execution of the centralized leasing vision for Denmark across all asset classes and ventures.
  • Work with the maintenance team to ensure the physical aspects of the community meet company standards, and coordinate inspections of show flats.
  • Review and analyze financial and operational reports to identify and resolve issues impacting leasing performance, accessing internal resources as needed.
  • Coordinate and manage commercial meetings, outlining leasing strategy and effectiveness for current assets, lease-ups, and future onboarding.
  • Participate in an on-call roster to provide out-of-hours emergency support for the community.
  • Ensure compliance with company policies, procedures, and all laws and regulations governing housing operations and residential lettings, including GDPR and Danish tenancy law.

About you:

Essential Experience & Skills

  • Good general education.
  • Proficiency in property operations software (training provided).
  • Proven experience driving leasing/sales performance and managing operations, including P&L responsibility and budget monitoring, within the property sector or a similar environment.
  • Experience motivating a team and delivering service excellence in a management role.
  • Demonstrated ability to coach and mentor team members.
  • Strong team player, capable of working autonomously and taking ownership.
  • Flexible and adaptable in a fast-paced, changing environment.
  • Self-aware and culturally aware, able to adapt communication and negotiation skills to suit the audience.
  • Fluent verbal and written communication skills in Danish and English.
  • Excellent organizational skills, with the ability to multitask and prioritize.
  • Strong numerical skills.
  • Enthusiasm for delivering exceptional stakeholder experiences and continuous improvement.
  • In-depth knowledge of Danish Health and Safety policies.
  • Detailed knowledge of Danish landlord/tenant legislation (Lejelovgivning).
