JOB DESCRIPTION SUMMARY

We are seeking an analytically strong FP&A Associate to support the Americas Principal Business (APB), which encompasses Greystar’s Investment and Development businesses across the Americas. Reporting to the Senior Director, FP&A, this individual will consolidate the financial results of every business under the APB and develop the reporting and analysis used to explain business and financial performance to senior leaders — including the CFO and Chief Investment Officer.
The Associate also owns operating expense forecasting for APB Shared Services, managing the allocation process for those expenses, and the analysis of allocated expenses flowing across the APB businesses. In addition, this individual will serve as a hands-on leader in advancing the team's use of AI and systems tech stack. This role does not currently carry formal people-management responsibility, but scope will be assessed and may evolve as the platform and business needs grow. This is a highly visible position and offers direct exposure to Greystar's senior leadership team across the Americas Principal Business and a cross-functional seat alongside Accounting and Corporate Finance.

JOB DESCRIPTION

KEY RESPONSIBILITIES

Consolidated APB FP&A

  • Prepare and deliver the consolidated management reporting package for senior leadership, pairing the numbers with a clear narrative — key drivers identified, variances explained, and leadership questions anticipated before they're asked.

  • Coordinate cross-functional FP&A partners across the business lines around recurring performance reviews, the annual Business Plan, and reforecast cycles, holding partners to agreed deadlines.

APB Shared Services Support

  • Support financial planning and reporting for APB Shared Services, including management of non-payroll operating expense (OpEx) budgeting, forecasting, and variance tracking.

  • Partner with Shared Services stakeholders to ensure cost center reporting is accurate, well-documented, and defensible to leadership.

Cost Allocation Ownership

  • Partner closely with Corporate FP&A and Accounting teams to understand the cost drivers across Greystar's corporate support functions, and help shape allocation methodologies that distribute those costs into APB, balancing accuracy, fairness, and practicality,
  • Own the ongoing validation process that confirms allocated costs are posted correctly across every ledger in scope, maintaining clear documentation of how the process works.
  • Deliver proactive variance summaries for business-line leadership each financial review cycle, and document the reasoning behind the allocation methodology and any changes made during the year.

Systems & AI-Driven Analysis

  • Serve as a hands-on driver of the team's FP&A tech stack, using Microsoft 365 (CoPilot, Excel, PowerPoint, Teams, Loop, and related tools), Anaplan, and Claude as the core toolset for daily work.
  • Actively participate in and advocate for the Anaplan roadmap on behalf of the APB, and represent the team in relevant systems and technology planning forums.
  • Build and maintain at least one live AI-enabled workflow embedded in a recurring reporting cycle — for example, accelerating variance commentary, automating checks, or flagging anomalies faster — and be able to explain to peers what changed and why.
  • Nice to have: experience with Power Automate, Power BI, or Databricks.

Cross-Functional Collaboration & Stakeholder Exposure

  • Build and maintain proactive working relationships with the FP&A leads across Development & Construction, Investment Management, South America, and Payroll.
  • Partner regularly with Accounting, Corporate Finance, and other FP&A teams to ensure cohesive, well-reconciled reporting across teams.
  • Progressively build visibility with Greystar's senior leadership across the Americas Principal Business — including presenting consolidated financial results in senior leadership forums as scope and readiness allow.

BASIC KNOWLEDGE & QUALIFICATIONS

Required:

  • Strong analytical rigor, intellectual curiosity, and the ability to translate complex analyses into clear, executive-ready narratives. The successful candidate must also be adaptable and responsive to evolving business needs.
  • Bachelor’s degree in finance, accounting, business, engineering, economics, or another quantitative discipline required.
  • At least five years of progressive experience in FP&A, corporate finance, or financial analysis.
  • Demonstrated ability to interpret financial information and communicate insights clearly and concisely to senior leadership.
  • Strong quantitative and analytical skills, including demonstrated experience in financial modeling and variance analysis.
  • Advanced proficiency in Microsoft 365, particularly Excel, PowerPoint, and Copilot.
  • Experience using generative AI tools, such as Microsoft Copilot or Claude, to enhance analytical and reporting workflows.

Preferred:

  • MBA, CFA, or CPA designation preferred.
  • Experience in real estate investment management, including multifamily investments or fund structures, is preferred but not required.
  • Experience with Anaplan or a comparable FP&A planning tool is preferred but not required; candidates should be willing and able to learn the platform.

SCHEDULE & TRAVEL

  • Team members work in an office or remote work environment; no special physical demands are required.
  • Availability to work extended hours around quarterly reforecast and annual Business Plan is expected.
  • Rare or occasional travel may be required to attend business meetings or training programs.
